The County of Riverside, as lead agency and in accordance with requirements of the California Environmental Quality Act (CEQA), has determined that Plot Plan No. 210016 (for the scope of work detailed below) will not have a significant effect on the environment and has recommended for adoption of a Mitigated Negative Declaration (MND - SCH No. 2023030196). This notice is to advise that the Planning Commission will consider the proposed Project and draft MND at a noticed public hearing at the date, time and location noted below.

The Public Review Period to comment on the draft-final MND is from March 9, 2023, to April 7, 2023. Any person wishing to comment on the environmental document must submit their comments in writing (either by mail or email to the information below) between the date of this notice and expiration of the Public Review Period. All comments (via correspondence) and materials received prior to the date of the Project’s public hearing will be submitted to the Planning Commission for consideration.

PROJECT DESCRIPTION: To allow the construction of a new fuel station to include six, self-service pumps (with canopy) and a 3,516 square-foot convenience store, in conjunction with various surface improvements to include lighting, landscaping, and parking for a total of 20 vehicles. Sale and/or service of alcohol are not proposed.
PROJECT LOCATION: Two, presently vacant lots (APNs 347-130-028 and 347-130-029), comprising a total of 1.44 acres in area.
