REQUEST: Plot Plan proposes a sign program for Conditional Use Permit No. 3472 (The Shops at Sycamore Creek), which includes three (3) multi-tenant monument signs, one (1) monument sign for gas station prices, one (1) freeway pylon tenant sign, and one (1) center identification sign. The sign program also includes affixed signage on all buildings. Variance proposes to exceed the amount of free-standing monument signs allowed by Ordinance 348, Section 19.4 (a) (4) by four (4) signs; the signs that exceed the Ordinance are B1, D-13, C, and A. Sign A is to exceed the maximum height of a sign located within 660 feet of the nearest edge of a freeway right of way line allowed under Ordinance 348, Section 19.4 (a)(1)(a) by five (5) feet and will also exceed the maximum surface area (150 square feet), of a sign located within 660 feet of the nearest edge of a freeway right of way line allowed under Ordinance 348, Section 19.4 (a)(1)(b), by 110.58 square feet. Signs B-5, B-10, D-2/D-4 and D-1/D-5 will exceed the amount of surface area for signs affixed to buildings allowed for the front or side of a building allowed under Ordinance 348, Section 19.4 (b)(2)(a) and (b); B-5 exceeds the amount by 0.5%, B-10 exceeds the amount by 18%, D-2/D-4 exceeds the amount by 10% and D-1/D-5 exceeds the amount by 38%. Sign B-6 and D-3/D-6 will exceed the amount of surface area for signs affixed to buildings allowed for the rear of a building permitted under Ordinance 348, Section 19.4 (b)(2)(c); B-6 exceeds the amount by 23% and D-3/D-6 will exceed by 15%.
