PLOT PLAN NO. 21452 / PLOT PLAN NO. 22280 / MISCELLANEOUS NO. 4097 - Environmental Impact Report No. 495 - Applicant: PACTWO Partners Engineer/Representative: JEHN Engineering - Third Supervisorial District - Antelope Valley Zoning Area - Sun City / Menifee Valley Area Plan: Community Development - Light Industrial (CD-LI) (0.25-0.60 Floor Area Ratio) - Location: Northerly of Keller Road, southerly of Scott Road, easterly of Zieders Road and westerly of I-215 Freeway - 51 Gross Acres - Zoning: Industrial Park (I-P), Light Agriculture with 10-acre minimum lot size (A-1-10) and Manufacturing Service Commercial (MS-C)

REQUEST: Plot Plan No. 21452 and Plot Plan No. 22280 propose the development of two contiguous industrial developments. The industrial park on the southern 36.01-acre portion would include 657,831 square feet in 39 individual buildings, ranging in height from 30 feet to 36 feet. The industrial park in the northern 10.72-acre portion of the site would include 214,516 square feet in 23 buildings, reaching up to 24 feet in height. The structures on both parcels would range in square footage 4,200 sf. to 52,101 sf. and would accommodate research and development and warehouse uses with ancillary associated office uses. Miscellaneous No. 4097 is a proposal to improve Zeiders Road to its ultimate full width (118 feet) and install street lights and landscaping. The proposed roadway improvement would extend one mile from Scott Road to Keller Road. The applicant would also be responsible for the cost of relocating existing utilities including the undergrounding of overhead lines. Access to existing properties would be maintained during all phases of construction.
