NOTICE
NOTICE OF INTENT TO ADOPT A MITIGATED NEGATIVE DECLARATION FOR GENERAL PLAN AMENDMENT NO. 210003, CHANGE OF ZONE NO. 2100010, TENTATIVE PARCEL MAP NO. 38113 and PLOT PLAN NO. 210015
The County of Riverside, as lead agency and in accordance with requirements of the California Environmental Quality Act (CEQA), has determined that General Plan Amendment (GPA) No. 210003, Change of Zone (CZ) No. 2100010, Tentative Parcel Map (TPM) No. 38113 and Plot Plan (PPT) No. 210015 (for the scope of work detailed herein will not have a significant effect on the environment and has recommended for adoption of a Mitigated Negative Declaration (MND). This notice is to advise the public of its ability to comment on the draft document during the timeframe noted below. The Planning Commission and Board of Supervisors will ultimately consider the proposed Project and draft-final MND at a future noticed public hearing.
COMMENT PERIOD
The Public Review Period for comment on the draft-final MND shall be from Wednesday, July 17, 2024, to Wednesday, August 15, 2024. Any person wishing to comment on the document must submit their comments in writing (either by mail or email to the information below) between the date of this notice and expiration of the Public Review Period.

PROJECT DESCRIPTION
The proposed Project consists of GPA No. 210003 to change the property’s (General Plan) Land Use Designation to Community Development: Mixed Use (CD:MU); CZ No. 2100010 to change the zone for the property to Mixed Use (MU); TPM No. 38113 to subdivide one lot into two lots; Plot Plan No. 210015 for the construction of a new, single-story daycare center to comprise 9,990 square feet of floor area with maximum enrollment of 180 children, in conjunction with new playground area, landscaping, lighting and parking facilities.

One, presently vacant lot (APN 609-020-024) comprising 2.44 acres (106,286 square feet) in area, located generally north of Hidden River Road, south of 42nd Avenue, east of Washington Street and west of Calico Glen Drive
