REQUEST: The plot plan proposes a T- Mobile wireless communication facility disguised as an operable 69 foot high stadium light pole with six (6) panel antennas on three (3) sectors located at 60 feet high on the light pole and one (1) parabolic antenna. The 504 square foot lease area will include an 11 foot high equipment shelter with six (6) equipment cabinets, and one (1) GPS antenna. The variance proposes to allow the wireless telecommunication facility to exceed the standards identified in the Planned Residential (R-4) zone by constructing a cell tower disguised as a 69 foot high light pole, which thereby raises the maximum height allowed by 19 feet. The variance also allows panel antennas to be located 60 feet high on the light pole.

REQUEST: The project is a proposal by Verizon Wireless for the construction of a 65-foot high water tower concealing six (6) telecommunication panels, one (1) GPS antenna dish, one (1) equipment shelter, a 1,600 square-foot lease area surrounded by a proposed 6-foot high split-faced block wall. The applicant is also proposing a Variance to allow the wireless telecommunications facility to exceed the standards allowed in Ordinance 348.4090 Section 19.410 which thereby raises the maximum height allowed by 15-feet where 50-feet is allowable total height.

Webb Associates - Second Supervisorial District - Pedley Zoning District - Jurupa Area Plan: Community Development: Light Industrial (CD: LI) (0.25 - 0.60 Floor Area Ratio) - Location: Northerly of the Union Pacific Railroad, southerly of Limonite Avenue, easterly of Pedley Road, and westerly of Clay Street - 68.05 Gross Acres - Zoning: Manufacturing - Service Commercial (M-SC)

REQUEST: The Environmental Impact Report pursuant to Sections 15060 and 15081 of the California Environmental Quality Act (CEQA) Guidelines, the County of Riverside has conducted an initial study and has concluded that implementation of the proposed Project could have a direct or indirect impact on the environment. Accordingly, the County has determined that preparation and evaluation of an environmental impact report (EIR) for the Project is warranted. The Tentative Parcel Map is a Schedule E subdivision of 68.05 gross (67.36 net) acres into 20 industrial parcels and four (4) lettered lots for the purposes of ingress/egress, open space, and detention basin. The development proposes approximately 889,502 square feet of light industrial and business park uses. In addition, implementation of the project may involve the provision of off-site water and sewer lines, which will also be evaluated in the EIR.
