Project Information


PROJECT SUMMARY: The County of Riverside Planning Department will serve as the Lead Agency under the California Environmental Quality Act (CEQA) and will coordinate the public review of an Environmental Impact Report (EIR) that will evaluate the potential significant environmental impacts that may result from the proposed project. Riverside Mitland 03 LLC (project proponent) is proposing to process the above referenced entitlement actions through Riverside County in order to amend a 221.5-acre portion of the French Valley Specific Plan (SP 312) by adding a 22.8 acre portion to the Specific Plan area and propose 753 single-family dwelling units on 164.7 acres, an elementary (K-5) school site on 11.6 acres, parks on 10.7 acres, storm water drainage and detention facilities on 11.8 acres, 4.4 acres designated open space as conservation, and an internal circulation system on approximately 18.3 acres.  This SPA would allow the related TR 37053 which proposes a subdivision of 214.4 acres into 753 dwelling units, 10.7 acres of recreational open space, an 11.6-acre elementary (K-5) school site, 11.8 acres of detention/water quality basins, 4.4 acres of open space conservation, and 18.3 acres of major roadways.  Associated improvements to the property would include roadway improvements, utility infrastructure, landscaping, exterior lighting, and water quality detention basins.  The Project also includes public street dedications and would require connections to off-site utility lines. 

PROJECT LOCATION: The property is located within the Southwest Area Plan of the Riverside County General Plan, specifically located north of Baxter Road, east of Tasker Lane, south of Keller Road, and west of Leon Road.
